Today’s news — Revised zoning ordinance

Davao City is expected to have its revised Zoning Ordinance by the first quarter of 2009.

This was said by Majority Floor Leader Councilor Danilo Dayanghirang during the Kapehan sa Dabaw at SM City who also added that the Committee on Housing headed by Councilor Arnulfo Cabling and City Planning Head Engr. Ma. Luis Jacinto still have to come up with a decision on the complaint filed by Ma-a residents against real property developers Villar and Consunje who owns the high-end properties in the area.

The issue, he said was due to the complaint about development in the area which the residents said is without permit.

He said the ordinance already went to several adjustments and it is high time for the ordinance be reviewed.

Davao City‘s revised zoning ordinance was passed in 1996 and enacted in 2002. The zoning code regulates the use of the city’s land resources in the implementation of the Comprehensive Development Plan of Davao City. It is supposed to be updated every five years.

The updating of the Comprehensive Development Plan and Zonification Ordinance of Davao City is actually a priority project of the 15th City Council (2007-2008).

The purposes of the Revised Zoning Ordinance of 1996 capture this need for balance: to guide, control and regulate future growth and development of Davao City in accordance with its Comprehensive Development Plan; and to promote and protect the environment, health, sanitation, safety, peace, comfort, convenience and general welfare of the inhabitants in the locality.

Meanwhile Councilor Pilar Braga said that they deemed it proper that before development permit is granted they should get a clearance from the traffic management.

are optimistic of boom in real property industry here

Amidst the present economic woes, architects in the region are optimistic that real property industry will bounce back by 2009.

Agatha Ellen Salanatin Valencia, president of the United Architects of the Philippines (UAP) during the Davao Business Forum held at SM City’s MediSpa on Tuesday bared that the prospects of the industry in the succeeding years is on the positive note..

“I am optimistic with how the industry will run by 2009 in Davao at the rate the construction works are going,” she said.

UAP vice president Francisco Hidalgo said there is really a boom in the construction industry with the coming in of big projects especially in the key cities of Mindanao.

He said there are several projects being done in Davao City that will go on for two to three years while expansion of private offices, schools and housing are also ongoing.

Hidalgo pointed out that the “meltdown” won’t affect really affect the industry because in the construction industry Filipino clients won’t deal with the suppliers unless the investment is secured.

Jay Mendoza, past president of UAP and chairman for marketing of the UAP national convention said that the experience of the Filipinos during the previous Financial Crisis has prepared them for the worst.

He said there are a lot of things to look for in the industry and they are still challenged by many other factors even as he said that they hope other sectors would help the architecture industry.

Hidalgo on the other hand said Davao City was not well planned citing the location of new and big businesses in areas that would in the future affect the flow of traffic.

He said their sector could assists the government of Davao City as they wanted to be accredited as member of the planning board of the city.

Mendoza on the other hand said that they are advocating sustainable architecture saying that they incorporate the “green environment” in their designs.

He said structures nowadays are built in such a way that it is cost effective and they play with concepts that lessen the presence of carbon footprints.

“Make use of the sun for solar energy and the rain for water needs in the toilets, laundry and others and use less wood in the construction of the building,” he added.

The UAP will play host to the National Convention of Architects in the Philippines from October 23 to 25, 2008 at the Grand Regal Hotel.

The convention will also showcase an exhibit that will feature products of suppliers that would promote environment friendly structures and others.
