Housing developers hold national confab in Davao City on Aug.19-20, 2010

Manila (PNA) – The Organization of Socialized Housing Developers of the Philippines (OSHDP) will hold its first ever National Convention on Aug. 19 – 20 at Grand Men Seng Hotel in Davao City, OSHDP president Linda A. Tan said Friday.

OSHDP is an assembly of private developers and allied interests nationwide involved in the development of socialized and low-cost housing.

Through the years, OSHDP has gained recognition from both the government and the private sector for successfully carrying its advocacies.

To boost the momentum and the gains that the housing sector has achieved in pump-priming the economy, the OSHDP Convention will focus on the theme: “Sulong Pabahay, Ginhawang Buhay”, A Stronger OSHDP – Government Partnership in Leaping Forward Through Socialized Housing.

The event will serve as an avenue for newly appointed government officials to share their views and their agency’s policies and programs affecting the sustainability of the real estate and housing sector.

All major stakeholders in the housing industry are invited to attend. The convention is expected to provide participants with excellent opportunity to be updated on relevant shelter issues, share insights and network with like-minded professionals in the real estate business.

The convention coincides with the week-long local celebration of the Kadayawan Festival in Davao City.

As such, participants are encouraged to extend their stay in Davao for a weekend of fun and entertainment. Separate local festivities and activities are being arranged specifically for convention delegates. (PNA)

Real estate developers start green campaign in Davao City

 Developers of building structures and subdivisions in Davao City embark on the Davao Green campaign in support to the environment protection program of the government.

Carlos Vargas of the Chamber of Real Estate and Builders’ Association (CREBA) and coordinator of the Davao Green Campaign said their advocacy will focus on three concerns namely green development, green energy and green technology.

He admitted that developers in this city have yet to incorporate the Green Building and Green Architecture even as they have sought the help of the Davao City government to work on projects that would showcase their green campaign.

Vargas said they are thinking of setting up an area in Barangay Mintal here where they will showcase homes and locations that would follow everything related to their green campaign.

Green building, he said, is a bit expensive but this would turn out cost effective in the future.

“There are buyers of homes already looking at this concept and in fact some are interested and willing to follow environment friendly designs,” he said.

Green building, also known as green construction or sustainable building, as defined by Wikipedia is the practice of creating structures and using processes that are environmentally responsible and resource-efficient throughout a building’s life-cycle from sitting of design, construction, operation, maintenance, renovation and deconstruction.

This practice expands and complements the classical building design concerns of economy, utility, durability and comfort.

Vargas said they already submitted a proposal to the city government for the mass transportation that will play to the different working areas here from their respective communities.

In this way, he said the number of vehicles will be reduced thus pollutions from cars may be reduced. He said they are eyeing a space in the downtown area where they could build a medium rise building for low cost occupancy with an estimated cost of P500,000 per unit.

He said locating residential units within the area of work would also be cost effective. The downtown area project is a consortium of the CREBA, he said adding this could be a start as well as support to their green campaign here. He said they are in constant talks with other CREBA associations in our cities of the country for them to get ideas and techniques on how to efficiently implement the green campaign as well as sustain their advocacy. Davao architects ….

are optimistic of boom in real property industry here

Amidst the present economic woes, architects in the region are optimistic that real property industry will bounce back by 2009.

Agatha Ellen Salanatin Valencia, president of the United Architects of the Philippines (UAP) during the Davao Business Forum held at SM City’s MediSpa on Tuesday bared that the prospects of the industry in the succeeding years is on the positive note..

“I am optimistic with how the industry will run by 2009 in Davao at the rate the construction works are going,” she said.

UAP vice president Francisco Hidalgo said there is really a boom in the construction industry with the coming in of big projects especially in the key cities of Mindanao.

He said there are several projects being done in Davao City that will go on for two to three years while expansion of private offices, schools and housing are also ongoing.

Hidalgo pointed out that the “meltdown” won’t affect really affect the industry because in the construction industry Filipino clients won’t deal with the suppliers unless the investment is secured.

Jay Mendoza, past president of UAP and chairman for marketing of the UAP national convention said that the experience of the Filipinos during the previous Financial Crisis has prepared them for the worst.

He said there are a lot of things to look for in the industry and they are still challenged by many other factors even as he said that they hope other sectors would help the architecture industry.

Hidalgo on the other hand said Davao City was not well planned citing the location of new and big businesses in areas that would in the future affect the flow of traffic.

He said their sector could assists the government of Davao City as they wanted to be accredited as member of the planning board of the city.

Mendoza on the other hand said that they are advocating sustainable architecture saying that they incorporate the “green environment” in their designs.

He said structures nowadays are built in such a way that it is cost effective and they play with concepts that lessen the presence of carbon footprints.

“Make use of the sun for solar energy and the rain for water needs in the toilets, laundry and others and use less wood in the construction of the building,” he added.

The UAP will play host to the National Convention of Architects in the Philippines from October 23 to 25, 2008 at the Grand Regal Hotel.

The convention will also showcase an exhibit that will feature products of suppliers that would promote environment friendly structures and others.
